Are you looking to build your dream home in a small town country environment close to the city? Then this nearly eight acre property is for you!
Located on the southern edge of Freeman, Missouri, this lot offers an opportunity to enjoy both country and small town community living. Take advantage of this wooded parcel to tuck your home behind trees for privacy or embrace Freeman’s flexible zoning to cultivate crops or build a shop.
Electric, water, and sewer utilities are all available at the road. All you need to do is tap into existing service lines.
Leave the car in the driveway and take a stroll down Freeman’s Main Street, host a special event at Freeman’s Community Club, or hop across the road with the dog and kids to play in Carver Memorial Park.
Thirteen minutes away is Harrisonville, which has all of your necessities, including restaurants, grocers, medical care, hardware stores, and other services.
For more entertainment, dining, and shopping, downtown Kansas City is just 40 minutes to the north.
But you don’t have to go nearly that far to experience one of the area’s biggest attractions. Three minutes away is Harold’s BBQ, built from a 1850’s home and offers a full bar, BBQ, steak dinners, pool tables, live music, and friendly patrons.
Other area attractions include a feline conservancy, cider mill, fun center, alpaca farm, vineyards, botanical gardens, and a very cool antique shop.
Looking for recreation? Take your boat and line out to Lake Harrisonville and Harry S Truman Park where you take in some of the area’s most beautiful sights.
Need a longer getaway? Just two hours away is Lake of the Ozarks, the Midwest’s premier lake resort destination. With camping, high end resort stays, boating, outdoor fun, and shopping, there’s enough fun to be had here to occupy a family for weeks.
You’ll enjoy recovering back at your secluded home in Freeman. Relax on the porch and listen to the sound of nature while taking in one of Missouri’s beautiful sunrises or sunsets.
Property is located in a 1-percent-annual-chance-flood area as designated by FEMA. The FEMA Base Flood Elevation (BFE) zone for this lot is AE. This means flood insurance is required for any structures on the property. Structures also must be built with their lowest inhabited floor at or above the BFE. For this lot that is 18 inches from ground level (the elevation of the lot as shown on Google Earth is 840 feet and the BFE is 841.5 feet). For perspective, 18 inches is a common foundation height in home building. Most homes in older eras were built two-to-three feet off the ground. This was often because it was cheaper than excavating. Numerous other homes and businesses exist in the same floodplain, including Dollar General, constructed three years ago.
Electricity, water, and sewer are available to hook up to at the property line.
The property is located within Freeman city limits. The city does not require anything to be built on the property within any period time. You would be free to use it as is indefinitely.
Free and clear.
