FLOODPLAIN
Property is located in a 1-percent-annual-chance-flood area as designated by FEMA. The FEMA Base Flood Elevation (BFE) zone for this lot is AE. This means flood insurance is required for any structures on the property. Structures also must be built with their lowest inhabited floor at or above the BFE. For this lot that is 18 inches from ground level (the elevation of the lot as shown on Google Earth is 840 feet and the BFE is 841.5 feet). For perspective, 18 inches is a common foundation height in home building. Most homes in older eras were built two-to-three feet off the ground. This was often because it was cheaper than excavating. Numerous other homes and businesses exist in the same floodplain, including Dollar General, constructed three years ago.
UTILITIES
Electricity, water, and sewer are available to hook up to at the property line.
BUILDING REQUIREMENTS
The property is located within Freeman city limits. The city does not require anything to be built on the property within any period time. You would be free to use it as is indefinitely.
